Star
City was developed by Richardson Developments and forward
funded
by MWB. The development opened in July 2000 and comprises some
395,000 sq ft including a 30-screen cinema, the largest
in Europe, with
seating for 6,200 visitors; a large family entertainment centre
offering bowling and electronic games; a health and fitness
club.
Star City also boasts a large number of restaurants, bars, cafés
and retail units.
David Offen was appointed by MWB to head up the property management
project team. Responsibilities included formulating the lease
and service charge structure, selecting and recruiting the management
team and specifying and tendering the main service and supplier
contracts.
David also worked with Warner Cinemas to arrange the launch party
(which was a major international film premier) and coordinated
the pre and post opening marketing initiatives.
Following the successful opening, several asset management initiatives
were investigated and worked up for implementation. |

The property comprises two separate office buildings with a combined area of c57,000 square feet representing the best quality accommodation in Ilford. Let to several tenants including the NHS. Optic were retained by the client in an overseeing asset management role to mitigate against a damaging lease expiry profile, to drive rents and secure lettings / renewals. We built on our long standing tenant relationships and renegotiated existing, surrendered others and agreed new leases to provide a significantly improved rental flow and at the same time driving the rents to the highest in the area. |

Fremlin Walk was developed by Centros Miller and funded by Land Securities. The development opened in November 2005 and comprises c.350,000 sq ft including a House of Fraser department store and 50 new retail outlets with parking below. Mark Wingfield was appointed by Centros Miller to head up the management set up . Responsibilities included formulating the lease and service charge structure, selecting and recruiting the management team and specifying and tendering the main service and supplier contracts, and coordinated the pre and post opening marketing initiatives. Following the successful opening, several asset management initiatives were investigated and worked up for implementation |
